Lakeview Cherry Hill Community Residence
March 2022 -June 2022
For this particular project, we had to go through various mortgage procedures to make sure our seller would be able to settle the debt on their property without being barred from future home purchases and debts related to the property . As investor partners we we were able to complete the project on time and within budget. It’s a great example of our commitment to delivering quality residential projects seeing it through from start to finish despite complications. We ensured full satisfaction for not only the our seller, but our partner investors as well who funded this project. This property was acquired for $275K and was later sold for $670K within a 3 month time period.
W Berks St Temple Student Dormitories
April 2021 - December 2022
THE PROPERTY PEOPLE rejuvenated this residential neighborhood and Temple Community in PA. We were very diligent about the community and footprint of our work. We were interested in not just the real estate but also the health of the community we intended to invest in. We did everything to our desires. The project required us to facilitate the move of 20+ squatters within 3 properties without the assistance of the legal process. Not only were we able to handle the squatters in a diplomatic way, despite Philadelphia squatter’s rights and the covid related eviction moratorium. We were also able to work out deals to purchase two of the distressed properties, renovate them, and create a safe, inviting, off-campus student dormitory environment for the Temple University community.

Once serving as a pivotal military hospital and boasting a staggering 1,700-foot length, this warehouse stands as a testament to industrial prowess and historical significance. As a primary supplier of rope products during pivotal moments in history, from the Spanish-American War to the construction of the Kennedy Space Center, its legacy is deeply ingrained in the fabric of our nation.
Our journey of revitalization began with meticulous planning and unwavering dedication. Working hand in hand with our esteemed sister company, Bell Roofing, we embarked on the monumental task of repairing and replacing vast sections of the roof, ensuring the structural integrity of this architectural gem.
Within the warehouse's expansive interiors containing over 750,000sqft, our vision for transformation took flight (as we found a plane on the 4th story of the wall ropes building). Outdated lighting systems gave way to state-of-the-art motion sensor LED lights, illuminating every corner with efficiency and brilliance. We modernized sprinkler systems, upgraded electrical wiring, and reinforced concrete structures to meet the demands of the future.
But our commitment to excellence didn't stop there. We envisioned a space that seamlessly blends functionality with modern aesthetics, and we created 20,000 square feet of contemporary office spaces, inviting meeting areas, and rejuvenating break rooms. Lavishly redesigned bathroom facilities offer a touch of luxury in the workplace, while meticulous concrete and paving work pave the way for seamless connectivity for needs of Tower Logistics, a leading logistics company in the New Jersey region serving the warehousing needs of companies worldwide.
In our quest for perfection, We addressed every aspect of property rejuvenation, from meticulously regrading the land to displace rainwater to tackling common challenges faced by industrial facilities that have withstood the test of time. The result? A timeless masterpiece that pays homage to the past while embracing the promise of the future.
